The development will provide 843 homes and will expand the supply of affordable housing in Seville through a public-private partnership model promoted together with Seville City Council and EMVISESA.
Located on plot R-1 in Sevilla Este, next to the Conference and Exhibition Centre (FIBES), the project represents an investment of 143 million euros, of which 26 million come from Next Generation EU funds managed by the Regional Government of Andalusia under the Recovery, Transformation and Resilience Plan.
The signing of the site handover certificate marks the official start of works that will run for the next 28 months. Completion is scheduled for November 2028.
The complex will comprise 691 protected two- and three-bedroom homes for affordable rent and 152 transitional homes, spread across four buildings of between eight and fourteen storeys. It will also include 715 parking spaces and an extensive network of communal areas designed to encourage community life and improve the residential experience.
These areas include more than 5,000 square metres of green space with native planting, a swimming pool, sports areas, coworking spaces, reading, music and performance rooms, a play centre, children’s areas, laundries, a pet spa and eco parking.
Industrialised construction and greater efficiency
The works will be carried out by Sacyr using a construction model based on industrialisation and prefabrication. Around 25% of the development will be built using industrialised systems, including prefabricated panel facades, dry partitioning and modular bathrooms manufactured in controlled environments.
This methodology will allow manufacturing and construction processes to run in parallel, optimise timescales, improve the precision of finishes and strengthen safety on site. It will also help reduce waste generation, material and water consumption, and the emissions associated with the construction process.
In Sevilla Este we will apply the same integrated development and management model used at Distrito Universidad in Málaga, covering every stage of the asset, from development and construction through to operation. Sogeviso will manage the complex under a professionalised, efficient and people-centred model.
Sustainability and residential innovation
Lagoom Living Sevilla Este has been designed to high standards of sustainability, energy efficiency and residential quality. The project will hold an AA energy rating and BREEAM Good certification, and will incorporate photovoltaic installations, high-efficiency aerothermal systems, electric mobility infrastructure and solutions for reusing water resources.
It will also include sustainable drainage systems and materials selected for their low carbon footprint, with the aim of reducing the complex’s environmental impact throughout its life cycle.
With the start of this project we take a further step in our strategy to expand the affordable housing stock through large-scale, sustainable and high-quality developments. Sevilla Este reflects the potential of collaboration between public administrations and private initiative to create new opportunities for access to housing and to respond to one of the main challenges facing cities.
