We are making Malaga’s historic centre affordable with the development of 109 subsidised homes for rent

Lagoom Living has today begun demolition work in the Lagunillas neighbourhood, where it will build a residential complex of 109 affordable rental homes. This step symbolises the beginning of a key project in the regeneration of Malaga’s historic centre, in an area that has suffered from urban neglect and environmental degradation for decades.

The presentation of the new development took place this morning in the unique Plaza de la Esperanza and was attended by the co-founder and CEO of Lagoom Living, Javier Braza, and the Mayor of Malaga, Francisco de la Torre, among other authorities who accompanied the Lagoom Living team at this milestone event, which highlights their commitment to a more sustainable and inclusive city model.

The Lagunillas project consists of seven buildings of between two and three storeys, with one, two and three-bedroom homes, 104 parking spaces and a built area of 8,726 square metres (8,262 residential and 463 for commercial use).

The design incorporates green areas, children’s play areas, co-working spaces and local amenities, promoting community life and social activity. It will also have BREEAM sustainable certification, endorsing Lagoom Living’s strategy in terms of energy efficiency, comfort and respect for the urban environment.

A real contribution to urban regeneration

The Lagunillas development not only represents a physical improvement to the neighbourhood, but also a comprehensive transformation based on the recovery of degraded spaces, the creation of affordable housing and the economic and social revitalisation of the area.

‘This project symbolises true urban regeneration: restoring the value of the historic centre from a sustainable and human perspective,’ said Lagoom Living CEO Javier Braza. ‘Malaga is a city with soul, and our vocation is to help it remain so, facilitating access to affordable housing in the heart of the city while preserving its identity and urban landscape.’

Located next to Plaza de la Merced, the Lagunillas neighbourhood retains great historical and cultural value for Malaga. For years, it has suffered progressive urban deterioration and population loss, yet it has maintained a strong neighbourhood and artistic identity. The Lagoom Living project contributes to the recovery of abandoned plots and ruined buildings, the integration of new urbanisation areas and the improvement of the quality of life of residents, in line with the protection criteria of the PEPRI (Special Plan for Protection and Interior Reform) of the city’s historic centre.

Building in the historic centre of Malaga, adds Javier Braza, involves facing numerous technical and administrative challenges, from heritage conservation requirements to height, material and urban aesthetic limitations. Added to this are complex bureaucratic procedures and additional costs arising from architectural integration and environmental restoration.

Despite this, the project is establishing itself as a benchmark for urban regeneration, demonstrating that institutional collaboration and responsible investment can breathe new life into historic neighbourhoods without losing their essence.

Following the demolition work, construction will begin, with completion scheduled for December 2027.

During the ceremony, local residents expressed their gratitude for Lagoom Living’s social involvement with the neighbourhood food bank, presenting a plaque of recognition to its co-founders, Javier Braza, Filip Gil and Martin Berchtold. This heartfelt gesture was the most emotional moment of the day.
